How Commissions Work (and When You’re Paid)

Apartment communities typically pay the locator fee after a lease is executed and the resident has occupied the unit for a required period. Common structures range from 50% to 100% of one month’s rent (market-dependent), sometimes a flat amount. Getting credited is critical—your name must be on the guest card, application, and/or referral field, and you should confirm commission terms with the leasing office in writing. Expect potential chargebacks if a resident cancels early or doesn’t meet minimum stay rules—track these in your commission log.
Example: 12-month lease at $1,900/mo. If the property pays 100% of one month’s rent, the gross locator fee is $1,900 (before any brokerage split).
